Total Care Package |
Our staff are prepared to go the extra mile to ensure that you receive the very best help in purchasing your property from the initial viewing trip through to completion. We would encourage you to speak to existing clients about their experiences, as we feel confident that they will have received our very best service. Our Total Care Package includes all the following: • buildings and contents insurance with
Liberty Seguras (Sun Alliance).
• contracts with the water and electricity suppliers. • translation of documents relating to the property. • arrangements with the Notaries for the signing of Title Deeds with a legal representative. • a Spanish Will - this is a requirement under Spanish law. • assistance with completing your application for an NIE which is an individual Spanish identification number required under Spanish law. • inspection of the property during construction and prior to completion. • the opening of a Spanish bank account. This is a requirement of the water/electricity suppliers in order to set up direct debit arrangements. Transitional tax is typically 1% of the purchase price of the property and mortgage costs notary or otherwise are not included in the Total Care Package. As well as any additional help and advice you may require in connection with the purchase of your property. During construction your property will be regularly inspected by our staff and the details published on your section of our website. On notification from the builder that your house is ready, we will make a final inspection of the property and inform the builders of any possible faults or snags that may be found for rectification. We will advise you when the works are completed and final payment can be made at which time you will obtain your keys. Should any minor defects be noticed thereafter please contact our office where our staff will be pleased to assist you. Please note that properties are built to the specification detailed in the particulars. Any additional works or alterations to the property required by you may only be made once completion has taken place. |
